How and what materials?


Underground parking


1. Structural elements

Foundation - poured concrete and rebar beam cage;
External walls of the basement (underground parking) - 25 cm steel reinforced concrete;
Structure of the basement in general utilizing the system of concrete posts, concrete walls and beams with rebar beam cage;
Construction of the floors above the ground - mixed mode, with concrete posts and beams, rested on the ceramic walls (POROTHERM) and occasionally on the concrete posts and beams with rebar beam cage - field cast;
Ceiling - above the underground parking, part of "Green Terrace" - reinforced concrete plate, thickness 18 cm, rebar cage, field cast;
Ceiling above the other floors - field cast reinforced plate, utilizing prefabricated system of 5 cm FILIGRAN panels, total thickness 18 cm;
Staircase - field cast reinforced concrete;
Roof construction - wood, "the lighthouse" tower top constructed of steel tubing, thermal insulation - mineral wool jacket.

2. Walls

Underground, garage entrance, and all retaining walls - concrete and reinforced concrete;
External walls (in general) - porous ceramic blocks (POROTHERM) class 15,0 MPa,
mortar class 5,0 MPa;
Partially external walls of staircase - clear glass bricks;
Dividing (internal) walls - bricks, wall thickness.12 cm (kitchen and bathroom) and lightweight porous concrete blocks, thickness 8 cm (other rooms).

3. Roof

Panels OSB 18 mm, wooden beams 220 x 100 mm, insulation of mineral wool, thickness 22 cm, water-vapor barrier, wood sheeting 25 mm, roof sheeting zinc - titanium plated steel panels - 660 mm wide; elevations of the building partially covered with zinc - titanium plated steel siding, on the construction from 4cm wooden slats.

4.Terrace

Above the parts of the underground parking lot - "Green Terrace " (humus 15 cm, drainage and filtering elements type "Platon DE", water-proof membrane "Varhamo EPDM",
thermal insulation: styrene panels 5 cm, water-vapors insulation;
Above the apartments - ALL WEATHER floor tiles, water-proof membrane
"Varhamo EPDM", reinforced concrete (wire mesh 3,5 x 3,5 cm), thermal insulation - styrene panels thickness 15 cm, water-vapor barrier, terrace / balcony construction plate;

5. Thermal insulation
The underground parking lot and parts of staircases with external walls - insulation on the bottom of the construction - system Sto Therm KD;
External walls - "gap-free" method, insulation system Sto Therm Classic (styrofoam thickness 12 cm, reinforcing mass with fiberglass, acrylic stucco.

6. Windows
In general "one-frame" vinyl windows; windows of terraces / balconies - movable on rollers; ROTO i ROTO Patio S; air circulation 22m3/h; external windowsill -sheet metal; window ledges - PCV panels, finish color - white;
Roof windows - type FAKRO, pine wood in layers, natural wood color;
"The Lighthouse" tower top windows and staircase doors / windows - powder coated aluminum, type REYNAERS;

7. Doors

Apartment entrance doors - aluminum, type REYNAERS, anti-theft, class C, certified, with built-in locking system, fully sealed, door lock with certificate, and one additional door lock;
Door inside the apartments - catalog PORTA DOOR (TURNKEY FINISH option only);
Underground garage entrance / exit doors - steel, powder coated, locks, all external door with thermal insulation;
garage door - type HORMAN, in segments, with thermal insulation;

8. Railings and shutters
Fences and railings outside the building - steel, coated with anti-corrosive primer and then painted in black color;
Railings of the terraces / balconies - steel elements, powder coated, color black; top of the railings - stein less steel;
shutters for the windows, terraces, balconies - system LUXALON, movable on rollers;

9. Finishing accents
Plaster and gypsum plaster on the inside walls, emulsion or latex paint in white color (standard);
Attic - drywall system 12,5 mm (on construction R15) on walls and ceilings;
Bathroom - wall tiles up to top of the door level, floor tiles (TURNKEY FINISH option only);
Kitchen - partially wall tiles (between 75 and 150 cm above the floor level)(TURNKEY FINISH option only);
Staircase -plaster and gypsum plaster; decorative coating of multi-color epoxy flakes type StoLook piccolo
up to 160 cm above floor level; stairs and the floor - tiles.
